Job Summary

Plans and coordinates small construction projects on campus to ensure that construction complies with state laws, University policies and procedures, University design standards, and local and national building codes. Acts as client contact on projects and liaison between various project stakeholders.

Responsibilities

All aspects of small construction project management. Coordinates meetings with the clients/funding source representatives to identify needs and determine the extent of projects. Estimates project budgets, including construction and other project costs. Responsible for project scheduling. Balances scope, budget and schedule components of projects to maximize success. Coordinates formal and informal reviews of project scopes and details by Facilities Management personnel, building official, and other stakeholders. Oversees the bidding and/or procurement processes to ensure compliance with state procurement law and University Policies and Procedures. This position scopes and defines projects, estimates project and material quantity costs, orders materials, uses hourly contracts, coordinates between internal shop labor and contracted labor. Often acts as general contractor on small projects by overseeing and coordinating trade sub-contractors. Often oversees a general contractor to ensure that a project is constructed according to applicable codes, construction documentation, design requirements, and client/user group needs. Reviews and approves pay requests, change orders and contract modifications of consultants, vendors and contractors for services rendered. Tracks and documents project budgets, progress, and schedules, while communicating proactively and appropriately the client and supervisor and other impacted stakeholders. Appropriately escalates significant project issues and obstacles clearly and concisely to key stakeholders for support, direction and decisions in order to minimize negative project impacts. Participates and contributes in staff meetings and to Facilities Management and University improvement initiatives. Other duties as needed and assigned.

Minimum Qualifications

Bachelor’s degree in Architecture, Engineering, Construction Management, a related area or equivalency required. Five years professional experience in the construction industry plus two years project management experience and demonstrated human relations and effective communication skills also required. Experience in construction contracting, cost accounting, estimating and value engineering perferred.

Preferences

Background in carpentry, including framing, finish carpentry, cabinetry, drywall, and other finishes preferred. Experience with drafting and designing of custom cabinets, counters, and workspace layout preferred. Working knowledge of Microsoft Office especially Word, Excel, and Outlook. Experience coordinating facility insurance mitigation projects preferred.
